It depends on three things: your current rate, how much you'd save monthly, and how long you plan to stay in the home. I'll calculate your real break-even point, usually it makes sense if you'll save enough to cover the closing costs within 24–36 months. If it doesn't pencil out, I'll tell you to wait.
In most cases my compensation is paid by the lender, so there's no direct cost to you. When borrower-paid fees apply, I disclose everything upfront before you commit. You'll never see a surprise fee at closing.
No. Higher scores get better rates, but there are programs for credit as low as 500. I specialize in finding the right fit regardless of where your score is today, and I can also help you build a plan to improve it.
